A home showing gives you an insider’s look at any home you’re considering. Ultimately, it can serve as an invaluable resource in helping you make your final decision. To help you out, here are some home buying tips to remember at any home showing.
- Check the appliances. Every appliance should work. So open the refrigerator, turn on the stove and start the microwave. Check the HVAC system, the dishwasher and the garbage disposal as well. Finally, make sure to confirm with your realtor which appliances are staying and which–if any–are leaving with the current owner.
- Look for areas that need repair. Is there a tear in the carpet, a crack in the baseboards or a door that doesn’t shut all the way? What about the basement—any water damage? Make a mental note of these issues and factor them into any potential offer.
- Check for signs of pests. Check wood in the home for termite damage. Also look for any droppings or dead insects in less-traveled areas, like under the sink or in the basement. Detecting an infestation before you buy will save you money and headaches down the road.
- Look for leaks. Run water in the kitchen sink as well as each of the bathrooms to make sure water flows properly and there are no leaks.
- Eye the windows. Pay careful attention to the home’s windows by judging their quality and feeling for any drafts. It’s also a good idea to inquire about the window treatments – provided you like them. Replacing all of the window treatments can cost thousands of dollars.
- Focus on the floor. Make a note of the prevalence of carpet or wood floors that exist throughout the home and what condition they are in. If you prefer hardwood floors and most of the home is carpeted, this could be a problem. If the floors are in poor condition, you should factor future repair costs into your decision.
